What is a home inspection?
A home inspection is a visual inspection of home that is often required by the lending institution before the closing. The purpose of a home inspection is to identify home defects and potential safety issues before a buyer commits to buying the property. All the major systems of the home are examined, and if defects are found the home inspector will recommend a repair for the item or suggest further evaluation by a specialist.
What is NOT included in a home inspection:
As a general rule a home inspector is not hired to give the home a pass/fail grade or tell you whether to buy the home. We are simply responsible for stating the condition of the home, and it is up to the homebuyer to use this information to determine whether the home is the right fit for them.
During an inspection some conditions may exist that make it impossible for all defects to be discovered. The most common of these are finished basement walls and ceilings, inaccessible attics and non working utilities.
